Job Title: Assistant ManagerLocation: Newport Beach, CaliforniaDepartment: Real Estate and OperationsReports To: C.E.OJob Summary:The Assistant Manager is responsible for overseeing the Real Estate and operational functions of the facility. This role involves managing a team of Maintenance technicians and Operations associates and construction contractors, ensuring the reliability and efficiency of infrastructure, and coordinating Real Estate activities to support smooth facility operations.Sponsoring H1B Visa for qualified applicants.Key Responsibilities: Team Leadership:Supervise, evaluate Real Estate and operations staff daily.Assign and schedule work orders, ensuring timely and efficient completion by reporting staff.Real Estate Management:Oversee preventive Real Estate programs Orange County, Sacramento and San Diego.Coordinate and prioritize Real Estate tasks, repairs, and projects.Scheduling the Real Estate staff In Orange County, Sacramento and San Diego. Ensure all maintenance requests are completed in time.Hire outside contractors based on project requirements (Negotiating, Estimating, Material Orders, Site Inspections).Operational Oversight:Monitor and manage the performance of Auto operations (24 Akua Vehicles), review weekly logs and weekly driving schedule for company vehicles, Servicing, Tag Renewal, Inspections.Monitor and manage Weekly House supplies orders for Residential Programs and Outpatient Offices.Setup Laptops / Printers and resolve minor networking issues.Develop and implement operational procedures to optimize efficiency and safety.Work closely with other departments to minimize operational disruptions.Safety and Compliance:Promote a culture of safety, ensuring all team members follow safety protocols.Review the Environmental Tours and schedule the repairsEnsure compliance with local, state, and federal regulations regarding Real Estate and operations.Budget and Inventory Management:Develop and manage the Real Estate and operations budget, controlling costs effectively.Maintain inventory of Swag Items (T Shirts, Keychain, Etc.), Laptops, tools, and supplies, ensuring availability when needed.Source and negotiate with vendors for materials and services.Facility Upkeep:Oversee the Real Estate / maintenance of building systems, including HVAC, plumbing, and electrical.Coordinate facility improvements and renovations as needed. Qualifications: Education and Experience:Bachelor’s degree in engineering, Facilities Management, or related fieldMinimum of 1-2 years of experience in Real Estate and operations, with 1-2 years in a supervisory role.Technical Skills:Strong knowledge of mechanical, electrical, and plumbing systems.Proficiency in Microsoft Office (Teams, Excel, Word)Ability to read and interpret technical manuals, blueprints, and schematics.Leadership Skills:Excellent leadership and team management abilities.Strong problem-solving and decision-making skills.Effective communication and interpersonal skills.
